3. Discounted Cash Flow (DCF)

One of the most detailed and theoretical methods, DCF projects the company’s future cash flows and discounts them back to their present value. The accuracy of the DCF largely depends on the quality of the assumptions made.

Best suited for: Companies with predictable cash flows and those in stable industries. Start-ups or companies in rapidly changing industries may not be ideal candidates for DCF due to the unpredictability of their future cash flows.

4. Net Asset Value (NAV)

This method is primarily used for companies with significant tangible assets, like real estate or manufacturing firms. NAV calculates the difference between a company’s total assets and total liabilities.

Best suited for: Companies with significant tangible assets, such as real estate firms or manufacturing companies. It might not be ideal for service-based or tech companies where intangible assets like intellectual property play a pivotal role.

5. Leveraged Buyout (LBO) Analysis

This method involves an investor acquiring a company using a significant amount of borrowed funds (leverage). The investor aims to exit the investment within a specified period, usually by selling the company or taking it public. The value in an LBO analysis is the price that allows an investor to achieve a targeted return on equity.

Best suited for: Mature companies with stable cash flows, able to support the debt used in the buyout. Companies with a proven track record of profitability and a reliable future revenue stream are often targeted for LBOs.
